Renters who say landlords used RealPage software to coordinate rents can now claim a share of 37 settlements worth a combined $359.9 million. The lawsuits allege the arrangement violated federal antitrust law, which the settling defendants deny. The settlements cover people who paid rent at affected properties between October 18, 2018 and November 21, 2025. The court granted final approval in October 2026, and the claim deadline is January 29, 2027.

What Is This Settlement About?

RealPage sells revenue management software, including YieldStar, Lease Rent Options (LRO), and AI Revenue Management (AIRM). Plaintiffs allege that competing landlords used these products to set rents instead of competing on price.

Plaintiffs say this amounted to price-fixing, which federal antitrust law forbids. The settling defendants deny wrongdoing, and the court hasn't ruled that the allegations are true. The lawsuits were consolidated as In re RealPage, Inc., Rental Software Antitrust Litigation (No. II), No. 3:23-md-03071 (MDL No. 3071), in the U.S. District Court for the Middle District of Tennessee before Judge Waverly D. Crenshaw, Jr.

Class counsel Scott+Scott, Robins Kaplan, and Hausfeld reached 37 settlements with 41 defendants, totaling $359,925,000 in cash. Judge Crenshaw granted final approval in October 2026. The case continues against defendants that haven't settled, and claims are open through January 29, 2027.

Who Is Eligible?

You may qualify if you paid rent on a multifamily residential lease in the U.S. or its territories directly to an owner or manager of a property licensed to use RealPage's revenue management software between October 18, 2018 and November 21, 2025. You can check your building on the Property List at RealPageRentalSettlement.com. If your property isn't listed or the result is inconclusive, you can still submit a claim for review.

If you moved during the class period, check each address. You may be asked for proof that you lived at the property and paid rent, such as a lease, rent payment history, bank records, payment confirmations, or renewal paperwork.

How Much Will You Get?

After court-approved fees, expenses, and administration costs are paid, the remaining fund will be split pro rata among valid claimants based on the rent they paid during the class period. No per-person estimate has been published, and the final amount depends on how many valid claims are filed.

The court granted final approval in October 2026, but no payment date has been announced.
